(03) The process

How your Cape Town transfer works

Instruction

01

We take full instruction, verify the Fidelity Fund Certificate of any estate agent involved, and request the title deed, rates clearance and body corporate documents where applicable.

Drafting & signatures

02

The transfer documents are prepared and signed by buyer and seller, bond documents are prepared with the bond attorneys, and any suspensive conditions are confirmed before we proceed.

Deeds Office

03

The transaction is lodged in the Cape Town Deeds Registry, examined by the Deeds Office examiners, and any notes raised are cleared promptly until registration is approved.

Registration & beyond

04

On registration, guarantees are paid out, final rates and levy clearances are settled, and the new title deed issues. We keep you informed at every stage, in plain language.
